When buying land in the USA, it’s important to know exactly what you are doing. Many people have been defrauded in the process of buying land, especially when doing so without seeing the land before doing so. Many people make that mistake, and then find what they buy is either non-existent or worthless.

It’s very easy to be taken in by these kinds off scams, especially if you are buying something out of your own state where you don’t have any idea about the value of land. In order to make sure you don’t become a victim of one of the land selling scams, do not buy anything sight unseen. That appears to be a common sense rule, but sometimes people come across something that is just too good to resist and they take a chance.

If you are considering buying land in another state, but you aren’t able to be there yourself, hire a lawyer or real estate agent who can work as your liaison between you and the seller, and insist on recent photographs. A lawyer is probably more advisable, since real estate agents have a sole purpose to sell real estate, and their observations may not be as unbiased as that of a lawyer.

Buying land in the USA can be quite risky, so you want to make sure that you protect your interests. Another possibility is to hire a real estate appraiser in the area where the land is located—you should be able to find a reputable referral through a local real estate appraisal office. The important thing is not to buy any land without seeing it yourself or by someone who represents your best interests.

Keep in mind that land is the most expensive part of your property, so look cautiously at anyone who attempts to sell you a piece of land that looks outrageously low for the area. Always research an area before you even consider investing in it. This is especially important with potential vacation properties where many of the scams take place.

In the past, builders would talk people into buying a piece of land with the promise of providing a nice vacation home at a later date. The people later found out that no only was the land worthless, many times it was uncleared, with no possibility of a vacation community then or ever.

When buying land in the USA, you have to be on the lookout for deals that appear to be too good to be true because in most cases, they are. More people have been defrauded when buying land than in any other real estate transaction, so you have to enter into these transactions with homework completed and eyes open wide. It is best to deal with a reputable realtor rather than buying directly from the seller in order to be certain that you have some legal groundwork in case something should go wrong. Make sure the sales contract spells everything out, and do not under any circumstances sign a blank contract or one that does not spell out the terms and conditions that you desire.
